This will depend on the program, but typically we can close a loan 5 days from receiving an appraisal. Appraisals can take up to 2 weeks. We do have access to programs where no appraisal is needed and can close in 7-10 days.
We look at four factors when deciding to approve an investor; FICO, experience within the past 3 years (purchases, sales, rentals), capital (checking, savings, retirement, etc..), property numbers.
Note: for foreign nationals (ITIN) we do not check credit
You will need to speak to a loan advisor to go over your goals and overall investment strategy on the property you wish to purchase. The loan advisors will do their due diligence and provide the Proof Of Funds based on your approval.
